Wyatt Homes are delighted to present proposals for three new housing sites in Lytchett Matravers. The emerging Purbeck Local Plan Review allocates 150 new homes in Lytchett Matravers across these three sites, along with new publicly accessible open space.
Our plans have progressed in line with the Local Plan process and following a workshop, that was held in September 2019 with representatives of the Parish Council and Dorset Council planning officers, where key themes of feedback included parking, housing and tenure mix and pedestrian / cycle ways.
Wyatt Homes prides itself on working in partnership with communities to create places that people want to live and, following the consultation undertaken through the Local Plan process, we are seeking your feedback on our proposals before submitting planning applications for each site to Dorset Council later this year. Following this, the Council will then undertake its own consultation on the planning applications.
Our plans include three new housing sites; land east of Wareham Road, Blaneys Corner and land east of Flowers Drove, and a large area of new publicly accessible open space on land off Flowers Drove. We are seeking your feedback on our proposals before submitting planning applications for each site to Dorset Council later this year.
As part of our plans we are looking to deliver a large area of publicly accessible open space called a
Suitable Accessible Natural Green Space ‘SANG’, with a car park for those using the space. This is located on land at Flowers Drove, Lytchett Matravers.
A SANG is similar to a country park, but created with the very specific purpose of reducing recreational pressures on areas which have internationally recognised ecological value – such as the Dorset Heathlands. These areas are particularly sensitive and vulnerable to increasing public use.
The residential development proposals will facilitate the delivery of the SANG.
In September 2019, we submitted a planning application for a change of use of the land at Flowers Drove to a SANG and associated car park. In June 2020, the application was heard at Planning Committee, where Members resolved to grant planning permission subject to a S106 Agreement. The Purbeck Local Plan Review 2018 – 2034 is currently passing through the latter stage of examination. The Inspector has indicated that she is ‘reasonably satisfied at this stage that with Main Modifications the Plan is likely to be capable of being found legally compliant and sound’.
The Purbeck Local Plan 2018-2034 identifies the three sites which are the subject of this consultation for development, providing a total of 150 dwellings and a SANG (Policy H6: Lytchett Matravers).

The sites will provide up to 40% affordable housing in response to policy. Each site will provide a mix of homes ranging in size from 1 to 5 bedrooms. This provides a range of housing types that accommodate families that wish to downsize or get a foot onto the housing ladder as first-time buyers. Homes will also be designed to facilitate comfortable home working for flexible working arrangements.
The variety of accommodation will assist in providing a well-balanced community for Lytchett Matravers and help meet the District’s housing needs during the emerging plan period to 2034.
